Head of Property- ROI

Are you an experienced Property Professional seeking to take the next step in their career? The Head Of Property will play a is a key role in delivering and managing all property-related operations across ROI. As the functional lead for construction across the organisation, you'll oversee everything from acquisitions and developments to maintenance and disposals-ensuring projects are delivered on time, within budget, and to the highest standards.


Key Responsibilities:

  • Lead the full lifecycle of capital projects-from planning to completion-across new builds, refurbishments, and thirdparty developments.

  • Manage consultants, contractors, and suppliers to deliver highquality, cost-effective property solutions.

  • Oversee property acquisitions, disposals, leasing, and negotiations, ensuring legal and regulatory compliance.

  • Drive cyclical and reactive maintenance programmes, ensuring operational readiness and asset longevity.

  • Manage project budgets, ensure value for money, and align spend with organisational priorities.

  • Build strong partnerships with housing associations, developers, and landlords to support new and ongoing projects.

  • Advise senior leadership on capital strategy, budgets, and long term property planning.

  • Ensure governance, policies, and procedures are robust and efficient across all property activity.

  • Represent property interests in senior forums, providing reports, updates, and strategic input.

  • Support the search for new property opportunities and assist in developing business cases for expansion.

  • Lead and develop your local property team, promoting collaboration and high performance.


Person Specification
Education & Qualifications
Essential:

  • Degree in Engineering, Facilities Management, Construction or Property-related discipline.

Desirable:
Professional qualification in one of the following:

  • Chartered Surveyor
  • Quantity Surveyor
  • Building Surveyor
  • Architect
  • Civil Engineer
  • Facilities Management
  • Recognised Project Management accreditation.
  • Recognised Property/Estates Management accreditation.

Experience
Essential:
Applicants must demonstrate over a 4-year period:

  • Management of thirdparty contractors and external experts.
  • Experience in Project Management, Asset Management, or Estates Management.
  • Delivery of strategic objectives aligned with organisational goals.
  • Management of both reactive and cyclical maintenance and improvement programmes.
  • Proven ability to effectively lead and manage staff teams.

Desirable:

  • Experience reviewing and negotiating leases.
  • Experience reviewing and negotiating tenancy agreements.
  • Experience managing external agencies or partners.
